It looks like a manufacturer is the big tenant behind a major new development at the Dayton International Airport.
State documents indicate that STP Products Manufacturing Co. is the intended tenant for a 570,000-square-foot distribution center proposed near the airport. The company has until now been identified by economic development professionals as ” Project Gloss,” as a $33 million project that will mean up to 350 jobs.
Missouri-based NorthPoint Development began the process to build the facility at 2800 Concorde Dr., on city-owned land with permit applications last week. It’s expected the building itself will cost more than $24 million to construct.
Montgomery County Transportation Improvement District is requesting $660,000 from the state controlling board to support widening Concorde Drive for the expansion to allow trucks and cars to the new distribution center, according to state documents. The road work will in all cost $2.5 million and open up the possibility for more future development around the road, according to state documents.
The project – which would be a major win for the region – would add 350 new jobs carrying $10.5 million in payroll, county documents indicated earlier this year.
Montgomery County granted $350,000 to support the project last month, Dayton will give $150,000 and the project could land $790,000 in state funding, with the remaining $32 million coming through bank financing and equity for the company. The city also moved to designate land near the airport as a Community Reinvestment Area, allowing for tax incentives for property owners there.
STP Products is a part of Wisconsin-based Spectrum Brands and works in automotive products including fuel additives, oil and fluids, according to its website.
If the airport lands the distributor, it would be another major win for the fast-developing land around DAY. That area has become a new hub for distribution thanks to its close proximity to the Interstate 70/75 corridor, and won the $90 million Procter & Gamble logistics facility a few years ago as well as smaller operations like Rostam Direct LLC which is setting up in an Airport building after moving from Indiana.
The company is working with Mitch Heaton, project manager at Dayton Development Coalition, according to the documents. The controlling board will vote on the roadwork assistance at its June 20 meeting.
County documents indicate the project could begin construction this spring with mechanical and electric work finishing up in the winter of 2018.
